摘要:保利江苏房地产发展有限公司拟在某某市某某区仙林湖以北1号、东至湖北东路、西至现状、北至望月路、南至纬地路，投资180000万元建设住宅及与之相关配套设施项目。根据南京市规划局的规划设计要点，本项目用地性质为二类居住用，总用地面积约为103982.09平方米，其中建设用地面积75464.48平方米，其它代征用地面积28517.61平方米。项目主要建设14栋18层高层住宅及其相关配套项目。
在认真研究该项目的有关材料，并进行实地踏勘、调研，收集和核实了有关材料后，编制此环境影响报告书。通过环境影响评价，明确该项目建设前的环境现状及其与当地环境的相容性，分析该项目对其周围环境影响的程度和范围，并提出环境污染控制措施，为建设项目的工程设计和环境管理提供科学依据。
本项目属房地产开发项目，该项目在充分考虑了节能、环保等诸多因素的前提下，按照相关环境保护要求认真配套实施，对所排放的污染物采取污染控制措施，污染物排放达标，对评价区的环境影响较小，从环保角度考虑，本项目的建设是可行的。
