摘要:随着中国经济建设规模的不断扩大发展,我国房地产业也呈现出良好的发展趋势,房地产投资成为人们获取利益的一种方式。然而房地产业受社会、经济的影响,存在很多的不确定因素,因此房地产投资存在较大的风险。对房地产投资项目进行风险分析与评价,不仅能找出房地产投资项目中存在的风险因素,而且对整个投资项目的成败起着至关重要的影响。

   本文在分析国内外相关研究的基础上,首先对房地产投资风险理论进行概述,其中主要阐述了风险的定义,房地产投资风险的类型、特征、产生的原因以及房地产投资风险识别和分析的内容、方法;其次提出层次分析法,介绍层次分析法的含义和基本步骤;再次介绍凤凰商业综合楼这一项目的基本概况并指出其存在的风险,运用层次分析法对这些风险因素进行分析与评价,最后进行方案的选择,并提出相应的风险防范措施,为房地产投资者提供科学合理的决策依据。

Abstract:With the continuous expansion of the scale of the development of economic construction in China, the real estate is also showing a good development trend, real estate investment has also become a way for people to gain. However, affected by natural, social,economic,the real estate industry exist many uncertain factors, so the real estate investment risk exists.The analysis and evaluation of the risk of real estate investment projects can not only find the risk factors existing in the real estate investment project risk management, but also has a very important influence on the whole investment project success.

   Based on the analysis of relevant research at home and abroad, the first we introduce is the real estate investment risk theory, mainly expounds the definition of risk, the features and style of the risk of real estate investment, the causes , content, function, and method of risk analysis in real estate investment; secondly,we put forward the meaning and basic steps of AHP, the hierarchical analysis method; thirdly, we introduce the basic profiles of the Phoenix business comprehensive building of this project , point out the existing risk, and utilite AHP to analyse and evaluate these risk factors, finally we reach if the project is available, and put forward the corresponding risk response measures, providing scientific decision basis for real estate investors.
