摘 要:我国改革开放30多年来,房地产经纪行业的机构数量不断增多,从业人员队伍迅速扩大。在这样一种竞争状态下,房地产经纪公司的竞争与发展就自然的成为了学者竞相探讨的问题。而经营模式也成为了制约经纪公司未来发展的关键因素。
本文以链家房地产经纪有限公司(以下简称“链家”)的经营模式为研究对象,阐述了房地产经纪公司经营模式的相关概念以及经营模式的主要类型。其次介绍了链家的一些概况,分析了链家的经营模式,包括链家直营连锁的经营模式概况以及对其经营模式的具体分析。然后研究了该公司经营模式存在的问题以及造成该问题的原因,最后针对这些问题提出一些解决的对策建议。研究这房地产经纪公司的经营模式是为了用理论指导该经纪公司的实践,同时也给其他房地产经纪公司提供借鉴。

Abstract:China's reforming and opening up for over 30 years, the number of real estate brokerage industry institution is increasing, and practitioners' team is quickly expanding. Under such a state of competition, the competition and development of the real estate brokerage company naturally become the topic for scholars to discuss. The business model has also become the key factor which restricts the brokerage company's future development.
This article is based on the business model of home link real estate brokerage company limited (hereinafter referred to as " home link"), which expounds the related concepts of real estate brokerage company 's business model and the main types of business model. Secondly, introduces the general situation of home link, and analyzes the business model of home link, including an overview of its business model and specific analysis of business model. Then, researches about the problems existing in the company business model and the causes of the problems, and finally puts forward some countermeasures and suggestions to solve these problems. The aim of doing a research on the real estate brokerage company 's business model is putting theory into practice of the brokerage company and providing reference for other real estate brokerage companies.
