摘要：江宁是南京的新区域，也是新的都市发展区域副中心，以发展教育和高新技术产业为主，现已有已经有24所学校超过25万学生入驻。区内高档校区林立，商业面积大，将为周边学子、教职工、居民提供休闲、娱乐、购物、健身等消费。本人希望通过对大学城这样一个特定背景下商业态势的分析研究，对中心区的商业进行科学定位，为管委会，市政府的高层决策者提供一定的理论依据和事实依据，为决策者的决策做参谋，对大学城商业的发展也有一定的参考作用。本文通过SWOT分析法，阐述了江宁大学城商贸中心发展的有利与制约因素，得出了本项目的优势、机会占绝对优势。劣势可以劲量克服，威胁不算严重，可以和附近的商业街分离商圈，绝对有发展空间。
