摘要:房地产业已成为我国国民经济发展的支柱产业,我国的房地产估价业随着房地产业的崛起也逐步形成了一套自己的估价理论体系。假设开发法作为一种科学的、实用的估价方法,在中国现阶段房地产开发活动较多的情况下,得到了广泛的应用,尤其是在土地估价方面,并被认为是评估土地价值的最有效方法。对于科学有效地运用假设开发法在土地估价方面的研究已成为房地产业非常关注的问题。
本文主要以假设开发法为研究对象,运用假设开发法解决土地项目中存在的估价问题。文中首先从假设开发法的基本理论出发,介绍了它的理论依据、适用对象、应用条件、运用的操作步骤以及估价的基本模型等理论知识。然后借鉴相关理论知识,运用假设开发法对上海市徐汇商务中心二期土地项目进行估价。研究过程中主要着重于运用假设开发法进行估价时的实际操作步骤以及相关参数的计算,最后总结出估价过程中存在相关的难点问题,并以此为现阶段我国对于假设开发法的研究重点提供参考,可以为更加科学有效地应用假设开发法提供借鉴意义。

Abstract:Real estate has become a pillar industry of China's national economic development, China's real estate industry with the rise of real estate has gradually formed a set of their own valuation theory system. At the present stage of China ,real estate development activities have become more and more. The hypothetical development method as a valuation method, a scientific method has been widely used, especially in the aspects of land valuation, and is considered to be the most effective method for the assessment of the value of land. How to use the hypothetical development method more scientifically and effectively in the aspects of land valuation has been a concerned problem in the real estate industry.
This paper mainly to the hypothetical development method as the research object, Using the hypothetical development method to solve the problems of land valuation. Firstly, from the basic theory of hypothetical development method, introduces the theoretical basis, its operation steps of applicable object, application conditions, application and the basic theory of valuation. Then on the basis of the relevant theoretical knowledge, using the hypothetical development method to estimating the price of the Shanghai Xuhui business center two periods of land project.Practical steps of the hypothetical development method was mainly focused on the assumptions in the process of research, finally summarizes the existing problems related to the valuation process. According to the study of the hypothetical development method, I hope this paper will be helpful for the application of the hypothetical development method more scientific and effective in the present stage of our country.

地产作为房地产的一部分,在房地产开发中,是必不可少的基础。土地是人类生活的基本生产要素,土地本身具有稀缺性,土地的价值直接影响着开发完成后的房屋价值,所以,关于土地的价值问题往往受到了人们很大的关注。在我国,对于有偿使用的土地,政府往往以招标、拍卖和挂牌的形式对其使用权进行出让,所以房地产开发公司在竞得土地之前,需要对土地的价值进行评估,以此来作为出价的参考依据。而土地的开发建设是一个周期性过程,在这个周期内,房地产市场发展的趋势是具有不确定性的,政府也可能出台相关措施政策对房地产进行调控,另外,还有开发过程中的各种不可预知因素,这一切都使开发商在购买土地时面临较大的风险。所以,尽可能准确有效地评估土地的价值对土地的投资开发具有重要的意义。
土地估价的真实可靠性往往很大程度上取决于估价方法的选取。目前我国对于土地估价的理论体系和估价方法还不是十分成熟,还有待进一步的研究和完善。假设开发法作为我国常用的估价方法之一,被广泛应用于土地估价中,实践证明,该方法是科学有效的。对假设开发法理论思想与应用过程的研究,对我国现阶段的土地估价方面有着重大的意义。本文以假设开发法为对象,着重于假设开发法的理论体系和操作过程的研究探讨,运用实例分析,解决上海市徐汇商务中心二期土地项目的估价问题,并从中发现实际运用中的难点与不足。希望本次研究能够为假设开发法在土地估价方面的科学运用提供借鉴价值,为今后人们对假设开发法的研究侧重点提供参考,并且对土地估价业的健康发展做出一点贡献。
