摘要:随着人们生活水平的提高，人们愈来愈关注自己的社区建设，对物业管理的需求也越来越高，物业管理作为一种新型的管理方式，虽然仅在我国开展了二十多年，却取得了很大发展。
我国住宅小区的物业管理还处在起步阶段。本文从物业管理相关概念入手，分析比较了国内外的物业管理发展以及物业管理模式。而在住宅小区物业管理模式的选择上，本文以启东建都新村小区为例，利用问卷调查来归纳分析影响住宅小区物业管理模式选择的因素，最后利用层次分析法对建都新村物业管理模式做出了选择，由此以小见大，总结出未来启东城市住宅小区物业管理模式的发展方向。

Abstract：As people living standard rising, more and more people are attention to their own communities construction and also high demanding for property management. property management as a new type of management style, although only conducted more than 20 years in our country, has made great development.
Residential district property management in our country is still in its infancy. This article obtains from the property management related concepts and analysis compares the development of property management and property management mode at home and abroad. And in the choice of residential area property management mode, this paper, taking Qidong celebrates its new district as an example, using questionnaire survey to analyze factors affecting residential area property management mode selection, finally using the analytic hierarchy process (ahp) to a capital g property management mode has made the choice, thus revealing, summed up the future development direction of QiDong city residential area property management mode.
