摘要:根据房地产开发企业的自身特点、发展现状以及目前的相关情况，运用危机防范理论，阐明研究的意义，分析国内外房地产开发企业在危机预警方面的研究状况，即目前房地产开发企业危机的研究尚处在初期。
通过对江苏德惠房地产开发企业的经营危机进行分析。通过研究房地产开发企业的发展现状，以及面临的主要问题，为德惠房地产开发企业建立危机防范体系提供重要的理论依据。同时也阐述了房地产开发企业经营危机的内涵，分析德惠企业经营危机的原因和种类，提出了企业经营危机的防范措施。又通过分析企业经营危机的成因，提出了危机防范体系目标、模式、原则、流程以及预防控制机制的构建。努力寻求我国房地产开发企业危机的解决方法及途径，提供规避风险，处理危机的能力，并致力于构建房地产开发企业危机预警模型。

企业是社会非常重要的组成部分，就如同自然界的生命体意义、历经、产生、发展与衰亡的过程。在政策经营活动中必然会遇到多种危机，如何有效的防范与解决危机对企业来说是一种机会，反之则会葬送企业的生命。从这个意义上来说，危机防范是否合格是企业成功与否的关键。
对于房地产开发企业来说，自1998年国家全面取消福利分房制度以来，房地产行业在我国得到了很大程度的发展。由于经济利益的推动，近几年来我国的房地产行业已经暴露出了几个严重的问题：①房价地价过高，且有加速上涨的态势；②开发资金主要来自银行贷款；③房屋结构性矛盾十分突出等。房地产开发过程所含的危机也逐渐累积和显现。而且随着我国城镇化脚步的加快，中小城市的房地产开发也已进入升温阶段。
而江苏德惠地产作为一个中小城市的新兴房地产开发企业，当地的市场经济条件还不成熟、经济基础薄弱甚至没有成型的支柱产业和产业经济链，居民的房地产消费观念和意识比较落后，德惠地产将面临更大的开发风险。如何满足消费者对商品房的需求，同时又能够有效防范和解决房地产开发过程中的危机，这些都是德惠迫切需要进行深入研究探讨并尽快给予解决的问题。
