摘要:本文通过北京市丰台区的写字楼点位数据，运用集聚分析、空间联系强度分析、空间动态周期演化分析等方法，对丰台区办公空间格局演变进行分析，特别是丰台总部基地、丽泽金融商务区、大红门服装商贸区这三大商圈的联系进行分析。研究认为，丰台城区内部存在明显的办公集聚区, 并且空间偏向差异显著，一级集聚区多沿交通线分布且集聚方向与交通线方向一致。办公集聚区的空间联系强度差异显著，且呈现出随距离衰减特征；同时，办公集聚区之间的空间联系方向性明显，总体来看，表现为由周边地区向核心区流动的特征，而总部基地办公集聚区的空间联系在三个代表性办公集聚区中表现最为活跃。
通过以上分析，认为今后要加大对丰台总部基地以及丽泽中心商务区、大红门服装商贸区的建设力度，通过市场机制和政府引导两个因素的共同作用，丰台区的发展应以高端服务业为基础，大力推动新型工业化和新型城市化建设，进一步扩大投资领域和规模,利用总部基地、丽泽金融商务区的发展将丰台区成功打造成北京城区的核心增长级。

Abstract:This article through the Beijing fengtai district office point data, applying cluster analysis and spatial contact strength analysis and spatial evolution analysis methods of dynamic cycle, fengtai district office space pattern evolution analysis, especially fengtai headquarters, lize financial business district, the three grand palace gate clothing developed commercial business contact analysis. Research thinks, fengtai city internal obvious office gathering area, and space significant difference, level to more concentrated area along the transit distribution and concentration direction and transit direction. The space connection strength of office agglomeration, and have showed a significant difference with distance attenuation features; Meanwhile, office gathering area space between the contact with clear direction, overall, performance to core grounds surrounding areas, while the flow of characteristics of office headquarters in spatial connection gather three representative office gathering area are most active performance.
Through the above analysis, the future will intensify the fengtai headquarters and li ze center business district and the construction of the grand palace gate clothing business strength, through market mechanism and government guidance, the common function of two factors in the development of fengtai district should be based on high-end service, vigorously promote new-type industrialization and urbanization construction, further expand investment fields and scale, using headquarters, li ze financial business district development will fight a downtown Beijing fengtai district success the core growth levels.
