摘要:近十年来我国房价一直处于上涨的通道,住房商品的高价值常常难以形成普通消费方式,而住房商品的高价格与住房消费者现期的低支付能力之间的矛盾,导致绝大部分居民通过采用抵押贷款的方式购买住房。而房贷不仅改善了银行信贷资产结构,而且通过增加最终消费品需求,有力的推动了房地产等相关产业的发展。拥有住房是幸福的,但每月的房贷会挤压其他的日常生活消费,从而影响生活质量,导致居民幸福指数下降。随着我国房贷的不断发展,房价在不断的上涨,“房奴”一族也随之产生,如果从目前贷款买房的种种案例来看,尽管可以多住N年的房子,但同时,却必须接受一种心里上的交换条件,承受N年没有贷款卖方的人所没有的生活压力,一种害怕生活从高出跌落到地处的恐惧。苏州市是江苏省最发达的城市,苏州市的房价也是居高不下,研究苏州市住房信贷对幸福指数的影响,并提出提高幸福指数的相关对策与建议,对我国全面建立小康社会具有一定的实践意义。幸福的意义并不是在于物质的本身,而是在于是否能够适应超前的消费观念,否则,即使拥有再多的超前消费品,也是不会幸福的。

   本文首先介绍了幸福指数的相关理论基础和概念,接着构建了计算幸福指数的指标体系,然后根据指标体系设计了调查问卷,以苏州市居民为研究对象进行了问卷调查,通过对问卷调查得到的数据进行计算得出了苏州市的幸福指数,针对调查问卷计算的幸福指数的结果,对政府银行以及购房者提出了具有一定实践意义的建议。

Abstract:Over the past decade, our prices have been in a rising channel, housing high-value goods are often difficult to form a general consumer, the contradiction between the high price of housing goods and housing consumers the current issue of the low ability to pay, resulting in the vast majority of residentsmortgage to purchase a home. Mortgage not only to improve the structure of bank credit assets, and by increasing the demand of the final consumer, a strong impetus to the development of real estate and other related industries. Homeownership is happy, but the monthly mortgage will squeeze other day-to-day life of consumption, thus affecting the quality of life, leading to the decline in residents' happiness index. With the continuous development of China's mortgage, house prices continue to rise, also will produce a family of "house slaves", view from all the cases of the loan to buy a house, can live in the house of N, but at the same time, but must accept exchange on a heart exposed to N years the loan seller do not have the pressure of life, a fear life to is located in the fear of falling from higher. Suzhou City, is the most developed cities in Jiangsu Province, Suzhou City, the price is also high, housing credit research Suzhou happiness index, and put forward relevant countermeasures and suggestions to improve the well-being index for China to establish a comprehensive well-off society has a certain practical significance. The meaning of happiness is not the material itself but rather to be able to adjust ahead of consumer attitudes Otherwise, even with more ahead of consumer goods, but also will not be happy.

   This paper introduces a theoretical foundation and concept of the happiness index, then constructed to calculate the happiness index index system, and then based on the index system design and questionnaire, was calculated for the study of Suzhou City residents eventually come to Suzhouhappiness index, happiness index questionnaire results, the government banks and buyers to put forward some suggestions for a certain practical significance.
