摘要:在国家扩大内需刺激消费的宏观政策指引下,住房消费成为新的消费热点后,房地产金融业务的重心也逐渐从房地产开发贷款向个人住房贷款业务转移,使得我国的个人住房信贷业务得到飞速发展,个人住房贷款在银行贷款中所占比重日渐提高。与此同时,个人住房信贷不良贷款率也在逐步上升,且有加速的迹象,个人住房信贷风险逐步显现。任何金融业务的核心问题都是风险问题,个人住房消费贷款也不例外。基于此,本文对中国光大银行武汉分行个人住房信贷风险进行了较为系统的研究。文章将我国个人住房信贷发展历程及现状作为问题的切入点,结合光大银行武汉分行个人住房信贷业务面临的风险及风险产生的原因进行了详尽的分析。探讨了住房信贷业务中的分别因借款人、银行、开发商三者产生的各种信贷风险,其中用比较大的篇幅介绍了信贷风险中的核心风险——信用风险, 并在理论上阐述了我国商业银行个人住房信贷风险的复杂性及严重性,进而提出一系列防范和改进光大银行武汉分行住房信贷风险管理的建议。

   本文研究的重点是通过分析光大银行武汉分行现阶段个人信用制度并不健全的现状,以及个人住房贷款实务中担保和保险制度的种种不足,参照国内外学者对个人信用评分制度的研究成果来进行实证性研究,从而提出了适合光大银行武汉分行的个人住房信贷风险管理策略。
