摘要:随着我国经济的发展，房地产业成为了发展国内经济的主要产业，并且在我国社会经济活动中上演着十分重要的角色。房地产行业是高收益、高投入、高风险相互依存的产业，它的快速发展，使得房地产业的竞争日趋激烈。要想在这激烈的竞争中独占上风，就必须对房地产项目进行科学的可行性研究。
本论文在深入了解国内外可行性研究理论的基础上，对丽景园房地产项目进行可行性研究，从宏观经济形势、市场运行情况、周边竞争以及SWOT分析项目的环境；研究项目的盈利能力和偿债能力，近一步了解项目的财务状况；分析单因素敏感性和双因素敏感性，研究项目的不确定性；最后对项目进行总结。

Abstract:With China's economy growth, the real estate industry became the main industry of developing national economy it played an important role in our modern society economic . The real estate industry was an industry which had high income, high investment and high risk .because of the rapid development of it，the real estate industry made the competition fiercer increasingly. If you want to stand the first in the fierce competition, you must do scientific research on the feasibility of real estate project.
This thesis was based on understanding the feasibility of home and abroad .Then it does research on the project of Li Jing Yuan .It consists of the macroeconomic situation, market analysis, surrounding competition and SWOT analysis .It aims to do research on the environment of the project.Because i want to understand the financial situation of the project，then it does research on the profitability and solvency of the project.Through the sensitivity analysis of single factor and double factors sensitivity to do research on the uncertainty of the project. Finally, the project scheme is optimized.

随着我国经济的迅速发展，房地产业成为了发展国内经济的主导产业，在现代社会经济中上演着举足轻重的角色。经过房地产业十几年风风火火的发展，中国房地产业逐渐规模化、规范化。但正是由于它的迅猛发展，使得其面临的竞争更加激烈，日益呈现出投资不当、空置房增多等问题，给房地产业的发展带来了一定程度的阻力和隐患，问题大多源于房地产项目的可行性研究只走形势，不付诸实际行动。
众所周知，房地产项目拥有高收益、高投入、高风险的特点，所以为了达到降低风险、提高收益的目标，对房地产项目进行可行性研究是相当有必要的。本文运用相关理论，以丽景园房地产项目作为研究对象，结合项目具体实际情况，对其展开研究，为丽景园房地产项目的开发提供一定的依据。
房地产项目拥有高收益、高投入、高风险相互依存的特点，众多投资者断断续续地投入大量资金，为的就是希望能够获得高收益，但是在这过程中，他们也面临着巨大的风险。为了降低风险，提高房地产项目的经济效益，首先最重要的就是做好可行性研究工作，它对房地产项目的成功与否起着一定的决定作用。开发商可以依据可行性研究报告，确定出最优的资金筹集方式，为项目的规划提供一定的理论依据。
本文以丽景园房地产项目作为研究对象，在学习了解国内外房地产项目研究状况的基础上，结合项目的实际情况，对该项目的环境、财务和不确定性进行分析，为项目的开发商提供了一定的依据。
