摘要:随着经济的不断发展,人们生活水平的不断提高,衣、食、住、行中的“住”成为人们关注的重点,房地产行业迅速崛起,房地产市场竞争日益激烈。2013年3月,限购令和房产税的颁布,给了房产市场重重一击,房产营销人员的销售业绩受到了直接的影响。由于政策、经济的影响和房产销售工作的特点,房产营销人员面临着巨大的工作压力已成为不争的事实。

   本文以我国房地产领域的一家知名企业——南通红峰房地产代理有限公司为对象,通过查阅相关文献资料、实地调查分析、案例分析等方法,分析其营销人员工作压力现状及压力管理存在的问题,提出缓解营销人员工作压力的具体策略。并得出结论:(1)绝大部分的房产营销人员工作压力过大,造成人员流失、业绩下降等现象,严重影响营销人员身心健康与企业绩效。(2)红峰房地产代理有限公司对其营销人员工作压力的应对策略较少,没有针对营销人员的工作压力进行有效管理,一般只是靠员工个人进行调节。(3)本文根据调查结果,从个人及组织两个方面对红峰房地产代理有限公司营销人员的工作压力管理提出针对性建议。希望本文的研究有助于降低工作压力对该公司营销人员的消极影响,提高其工作效率,并在一定程度上提高企业效益,保证企业稳定发展。

Abstract:With the continuous development of economy and unceasing enhancement of people life level , the houses have become the focus of people’s attention. the real estate profession in our country developing fast.the real estate market competition is increasingly fierce. In March 2013, the promulgation of housing restriction and the property tax stuck the real estate market forcibly. And marketing sales are affected by it.Due to the influence of policy, economy and real estate sales’characteristics, real estate marketing staff are facing the huge pressure of work has become an indisputable fact.

   Based on a well-known enterprise in the field of real estate in China - nantong GongFeng real estate agency, We analysis present situation and the problem of working pressure stress management by relevant literature data, field investigation, case analysis.Than we Put forward the management strategy .the conclusion is:(1) Most of the real estate marketing personnel work stress is too large, resulting Staff turnover, reduced performance and so on, affecting people’s health and business performance. (2)Real estate marketing personnel's work pressure source can be summarized as three aspects,  social environmental factors, organizational factors and personal factors. (3) The job stress management system of GongFeng property company is not perfect. We should  put forward specific stress management strategies from organization and the staff individual .I hope this study will help to reduce the negative impact of work pressure on the company's marketing staff to improve their work efficiency, improve enterprise efficiency, and to some extent, to ensure the stable development of enterprises.
