摘要:随着城市经济建设的不断发展，CBD（中央商务区）成为了迈向高度城市化及商 业化的必经之路及重要手段。我国有数个城市在CBD建设方面取得了举世瞩目的成 果，进而大幅地推动了城市经济建设的发展，也因此出现了盲目建设CBD的现象。 建设CBD需要一定的条件、如经济实力及环境水平，只有达到了这些标准的城市建 设CBD才能取得应有的积极效果。广州地处华南地区、珠三角的中心，是国内综合 实力较强的城市之一，在CBD建设上具有研究和探讨的意义。
本文在参阅各类文献、奠定理论基础的前提下，运用国内城市的各种数据，建立 模型对CBD的建设的条件进行分析并做出评价，重点对广州的CBD建设情况进行了 探讨。首先对CBD的概念进行概述，并提出研究的意义所在。继而对国内发达城市 北京、上海CBD建设现状做客观的介绍，指出其CBD的特点及其问题所在，并做了 简单的对比分析。在此基础上，运用定量的方法，通过选出与CBD建设综合能力相 关的各项指标，求得国内 30 个城市的综合评价取值，明确广州CBD目前所处的地位。 进一步将广州自身作为研究对象，求得近年来CBD建设发展的变化曲线，研究CBD的建设与各项指标之间所存在的关系。根据所得到的数据结论，分析广州CBD建设 可能存在的问题，并结合现实状况提出合理化的发展建议。

Abstract:With the continuous development of urban economic, CBD (Central Business District) was seen as a necessary way and an important means a move towards to highly urbanization and commercialization. Several cities of China obtained remarkable achievements in CBD construction, and promoted the development of urban economic significantly. Therefore, the problem of irrational CBD construction is arisen. The construction of CBD requires some indispensable conditions, such as economic strength and environmental standards, and only which has qualified with these conditions can achieve the positive consequences in CBD construction. Guangzhou, which is located in the center of southern China and the Pearl River Delta, and ranking one of the top three in China by comprehensive city condition, has well qualified to construct CBD and therefore, it is necessary to research and discuss the condition and significance of CBD construction of Guangzhou.
This paper is base on the review of various types of literature, and lays the theoretical foundation. Then use various data of cities in China to establish CBD construction model and make assessments which is focus on the Guangzhou's CBD construction. Specifically, first of all, this paper explains the concepts of CBD and proposes the significance of this research. Then, presents the status quo of CBD construction of Beijing, Shanghai which is domestic advanced cities in China, and indicates their features and problems, and do a simple comparative analysis. The paper use of quantitative methods mainly, selected the indicators related with comprehensive capacity of CBD construction, and obtained a comprehensive internal evaluation of 30 domestic cities. According to the data, the status of Guangzhou can be demonstrated. In addition, it use Guangzhou as the object of the study, and present the relationship between Guangzhou CBD construction and those indicators according to the curve reflects the change of Guangzhou CBD construction in recent years. Finally, base on the study above, and analyze potential problems of Guangzhou CBD construction with some rational proposals of Guangzhou CBD development.
