摘要:本研究基于此次出台的“限购令”,搜集限购令后北京南城地区二手房交易市场成交量和成交价格的变化,与限购令前进行对比,正确反映“限购”措施对市场产生的实际影响。调查限购措施能否切中要害,对于北京各区县(以南城为例)房价的实际影响,重点探究从2010年5月1日至2011年1月31日北京南城二手房市场的变化。通过分析,说明限购措施的效果是否明显,分析其原因并相应提出政策建议。

Abstract:Introduced in this study is based on the "purchase order" collect purchase second-hand House transaction in South Beijing area after market trading volume and price changes, compared with the purchase order, correctly reflect the "quota" measure actual impact on the market. Investigate restriction measures can the point for Beijing districts (South of the city as an example) would affect prices, focusing on research on changes of Beijing South secondary housing market from May 1, 2010. Through analysis, indicate whether the restriction of the effects of measures clearly, analyse their causes and appropriate policy recommendations.
